    Risks, and what the protocol does

    • Guest trashes the place or throws a party · host

      Signed guest count, no-party clause, deposit attestation and a nightly drip that stops the moment the pact is ended at a night boundary.

    • Place is nothing like the photos · guest

      Arrival condition record is hashed before the first tranche releases. A mismatch voids the pact at arrival with only the cleaning line owed.

    • Host cancels at the last minute · guest

      Cancellation tier is signed both ways. A host who ends a signed pact inside the cut-off owes the guest the same relocation line they would have charged.

    • Guest overstays and claims tenancy · host

      Stays of 28 nights or more trigger a tenancy warning and require a separate local agreement — the pact refuses to draft a 28+ night stay silently.

    • Undisclosed extra guests · host

      Extra-guest rate is signed up front and priced per night at checkout, so nobody invents a number afterwards.

    • Hidden cameras or surveillance · guest

      A signed no-indoor-camera clause; any outdoor camera must be disclosed in the listing before the terms digest is generated.

    The signed clauses

    • No parties or events

      No gathering beyond the signed guest count. Breach ends the stay at the next night boundary with no further nights owed to the guest.

    • Quiet hours

      Between the agreed quiet hours the guest keeps noise inside the unit inaudible from neighbouring doors.

    • No smoking indoors

      Smoking or vaping indoors is a deep-clean line at checkout, priced at the signed ceiling, never above it.

    • Signed guest count

      Only the named number of people sleep here. Extra guests are priced per night at the signed extra-guest rate, not invented at checkout.

    • Pets

      Pets only if the listing says so. Declared pets carry the signed pet fee; undeclared ones are a deep-clean line.

    • Fair utilities

      Water, power and gas meters are photographed at arrival and checkout. Only usage beyond the signed allowance is billed, at the signed unit rate.

    • No re-listing

      The guest may not sublet, re-list or hand the door code to anyone not named on the pact.

    • Tell me the same day

      Accidents happen. Damage reported the same day is settled at cost; damage hidden until checkout is settled at cost plus the signed disruption line.

    • Checkout state

      Bins out, dishes done, keys where they were found. Cleaning is already paid — housekeeping is not the guest's job.

    Straight answers

    • Does ZEM hold my money?

      Never. Your own rail attests the stay plus the deposit ceiling is covered, then pays the host directly: 25% when the door opens, 45% dripped night by night, 30% at checkout.

    • What if I leave early?

      The drip stops. Nights you did not sleep were never released, so you do not have to argue for a refund of money that never moved.

    • When do I get the address?

      The moment both signatures match the same terms digest. Before that you see the area, so a listing can never be scraped into a burglary map.

    • What about the deposit?

      It is an attestation plus a signed promise, not a hold. Nothing is frozen on your card and no card number reaches ZEM.

    • Who decides if something is damaged?

      Two hashed condition records — arrival and checkout — plus neutral AI triage that separates ordinary wear from real damage. Refuse the triage and the Disputes room arbitrates.

    • Can I book a month?

      Not silently. At 28 nights most places create a tenancy, so ZEM stops and tells you both to sign a proper local lease instead.
